Who we are

Your goals come before the transaction.

Ironshore Real Estate, Inc. is a Florida brokerage representing home buyers and sellers. We believe good service begins by hearing the full story—not rushing to the next signature.

  • We listen carefully to your priorities and concerns.
  • We explain the market and process in clear language.
  • We coordinate with lenders, title professionals, inspectors and other partners.
  • We advocate for your interests through negotiation and closing.

“Helping you make informed decisions along the way.”

That is more than a tagline. It is the standard we bring to every conversation, showing and offer.

For home buyers

A clear path from readiness to the right front door.

Whether this is your first home, next home, vacation property or investment, we help you search with purpose and make informed decisions.

Prepare

Clarify goals, budget, location and timing. Connect with a licensed lender for preapproval when financing.

Search

Review suitable properties, compare tradeoffs and tour homes with purpose.

Offer

Study comparable sales and terms, then structure and negotiate a clear offer.

Due diligence

Coordinate inspection, financing, appraisal, title work and contract deadlines.

Close

Complete the final walk-through, review closing details, sign and receive the keys.

Important: A lender—not a real estate broker—determines loan approval, rates and financing documentation. Ironshore coordinates closely with your chosen licensed loan professional while keeping your purchase strategy aligned.

For home sellers

Position your home with a plan grounded in the market.

Selling well requires more than placing a sign in the yard. We help you prepare, price, present and negotiate with the full transaction in view.

Prioritize repairs, decluttering, curb appeal, staging and disclosures according to your goals and budget.

04

Marketing & showings

Create a coordinated launch and showing plan designed to present the property clearly to qualified buyers.

05

Offer comparison

Evaluate price together with financing, contingencies, deposits, concessions, timing and likelihood of closing.

06

Contract to closing

Track inspections, appraisal, title, agreed repairs, final figures and closing logistics through completion.

Mortgage readiness

Understand your buying power before you shop.

A current preapproval can clarify your likely price range, estimated cash needs and loan conditions before an offer is on the table.

  • Review mortgage programs and eligibility.
  • Estimate a comfortable monthly housing payment.
  • Prepare income, asset and credit documentation.
  • Coordinate financing milestones with your home search.

A connected path

Find the right home with a financing plan you understand.

Quest Lending Resources, Inc. offers mortgage education and preapproval services. You remain free to choose any lender. Ironshore Real Estate does not require buyers to use Quest Lending Resources.

Financing notice: Loan approval, program availability, rates, terms and required documentation are determined by the chosen licensed lender. A preapproval is not a final loan commitment.

Knowledge center

Answers before the questions feel urgent.

Choose a guide, then explore the most common questions buyers and sellers ask.

How do I know what price range I should consider?

Start with your monthly comfort level and total cash available—not only a maximum loan amount. A licensed lender can evaluate income, credit, debts and current loan programs. We then help you translate that financing picture into a practical home search.

Do I need a preapproval before viewing homes?

You can begin planning before preapproval, but sellers commonly expect one with a financed offer. It also helps prevent disappointment by clarifying the likely price range and any financing conditions early.

How long does it take to buy a home?

The search can take days or months depending on inventory and your needs. After a contract is accepted, the closing period is often several weeks. With the technology used in mortgages today, some loan transactions can move from contract to closing in as little as 7 days to 2 weeks. This accelerated timing depends on the lender, loan type, borrower readiness, and timely completion of documentation, appraisal, title, inspection and required disclosure waiting periods; it is not guaranteed. Your contract and financing requirements determine the actual timeline.

What money will I need besides the down payment?

Possible costs include inspections, appraisal, lender charges, title and settlement fees, prepaid taxes and insurance, escrow deposits, association items and moving expenses. Your lender and closing agent provide the official financing and settlement figures.

What is the difference between prequalification and preapproval?

Prequalification is usually an early estimate based on information you provide. Preapproval generally involves a more detailed lender review. Neither is a final loan commitment; conditions still must be satisfied.

Should I get a home inspection?

An inspection can reveal property conditions that are not obvious during a showing. Your contract determines the inspection rights and deadlines. We help you track those dates and consider appropriate next steps, while inspectors provide the technical evaluation.

What happens if the appraisal is lower than the contract price?

Options depend on the contract and financing. The parties may renegotiate, the buyer may contribute additional funds, appraisal issues may be challenged through the lender, or a party may have a contractual right to cancel. We review the negotiation choices within the transaction.

Can you recommend a lender, inspector or title company?

We can provide options based on professional experience, but you remain free to choose your own providers. We encourage you to compare qualifications, services and fees and make the selection that best fits your needs.

How do you determine a home's listing price?

We consider recent comparable sales, active competition, location, condition, upgrades and current buyer demand. The goal is a defensible market strategy—not an unsupported promise of a particular price.

How should I prepare my home for sale?

Begin with maintenance, cleanliness, decluttering, curb appeal and honest disclosure of known material facts. We help prioritize work based on likely buyer response, time and budget rather than recommending changes automatically.

Is the highest offer always the best offer?

No. Price matters, but financing strength, deposits, contingencies, closing timing, concessions and the likelihood of successful performance can materially change an offer's value and risk.

How are real estate commissions handled?

Broker compensation is negotiable and should be documented in the applicable agreement. We explain Ironshore's proposed services and compensation before you commit, and we do not represent that commissions are fixed by law or industry custom.

What does “as is” mean in a Florida transaction?

It generally means the seller is not automatically obligated to make repairs, but the specific contract controls. Inspection, cancellation, disclosure and negotiation rights must be evaluated under the signed agreement.

Will my information be kept private?

We limit access to transaction information, use reasonable safeguards and share information only as authorized or required to perform the transaction, comply with law or protect legitimate interests. Do not send sensitive financial data through ordinary text or email unless a secure method is provided.

Can an agent show me only certain neighborhoods based on who lives there?

No. Housing choices must not be steered based on race, color, religion, sex, disability, familial status, national origin or other protected characteristics. We use your lawful, property-focused criteria and encourage objective sources for community information.
